Loft Conversions

Are you thinking about getting a loft Conversion done?

  • In this case the roof is altered from inside and the loads are transferred to steel beams that you have to install.
  • A Structural Engineer needs to be hired to provide calculation's for the beams sizes etc.
  • Building Control to approve the work as it progresses. Making sure in some cases that your life is not at risk from defective work.
  • All walls have to be insulated.
  • Rock wool to floors to protect from collapse of floors from a fire on the second floor bringing the attic floor down with its contents.
  • You need to follow all fire regulations to enable people in the attic to escape.


If you convert your attic without approval...

  • Everything you invest will in most cases be lost.
  • When you come to sell your property a surveyor will ask for the certification and will then make you aware of the fire risks and point out that you are liable for the loss of life when you place an individual in a fire trap.
  • You will need to seal the attic off, and lose the money invested in it.
  • You may even have to reinstate its structural integrity if it has been altered.
  • You will be charged to put right and gut out, and then charged for the full loft conversion.
